Terms & Booking Conditions

These terms set out the booking conditions between you (the "Guest") and Villa Casa Feliz (the "Owner") for stays at our property at Gramacho Golf Resort, Estombar, Algarve, Portugal. By completing a booking you agree to these terms. Bookings made through third-party platforms (Airbnb, Booking.com, Vrbo) are additionally subject to that platform's own terms.

1. The property

Villa Casa Feliz is a privately owned 4-bedroom villa with private pool, sleeping up to 8 guests. The property is described on our website and listing platforms. We have taken reasonable care to ensure descriptions and photos are accurate but minor differences may occur.

2. Making a booking

A booking is confirmed once we receive your deposit and you receive a written confirmation. The person making the booking must be at least 21 years old and is responsible for the conduct of all guests in the party.

3. Payment

• Deposit: 25% of the total booking value is payable at the time of booking to secure your dates.
• Balance: the remaining 75% is due 60 days before arrival.
• Bookings made within 60 days of arrival: full payment is required at the time of booking.
• Security deposit: a refundable security deposit of £300 is held against damages and may be requested before arrival. It is refunded within 14 days of departure subject to inspection.

4. Cancellation by the guest

• More than 60 days before arrival: deposit refunded less a £75 administration fee.
• 30–60 days before arrival: 50% of the total booking value is retained.
• Less than 30 days before arrival: 100% of the total booking value is retained.

We strongly recommend all guests take out comprehensive travel insurance covering cancellation.

5. Cancellation by the owner

In the unlikely event we need to cancel your booking (e.g. due to property damage or force majeure), we will offer you alternative dates or a full refund. Our liability is limited to the amount paid.

6. Check-in and check-out

Check-in is from 16:00. Check-out is by 10:00. Earlier check-in or later check-out may be possible by prior arrangement and subject to availability.

7. Guest responsibilities

• The property may only be occupied by the number of guests stated at the time of booking. Additional guests are not permitted without prior written consent.
• The property is non-smoking throughout, including all indoor areas.
• Parties, events, and large gatherings are not permitted.
• Guests are expected to treat the property with care and leave it in a reasonable condition.
• Any damage or breakages should be reported to us as soon as possible.
• Noise levels must be respectful between 22:00 and 08:00 in accordance with local regulations.

8. Pets

Pets are not permitted at Villa Casa Feliz, with the exception of registered assistance animals subject to prior agreement.

9. Swimming pool

The pool is unheated unless pool heating has been purchased as an extra. There is no lifeguard on duty and guests use the pool at their own risk. Children must be supervised by an adult at all times.

10. Tourist tax

Portuguese tourist tax is payable locally where applicable and is not included in the booking price.

11. Liability

The Owner accepts liability for death or personal injury caused by our negligence. We do not accept liability for loss, damage, or injury caused by circumstances beyond our reasonable control, including but not limited to extreme weather, utility failures, or force majeure. Guests are responsible for their own belongings and for obtaining appropriate travel insurance.

12. Guest registration

Portuguese law requires us to register the details of all guests staying at the property with SEF (the Portuguese immigration authority). By making a booking you agree to provide the required information for all members of your party.

13. Complaints

If you have any concerns during your stay, please tell us as soon as possible so we can put things right. Complaints made after departure may be harder to resolve.

14. Governing law

These terms are governed by Portuguese law. Any dispute will be subject to the jurisdiction of the Portuguese courts.
